What Titusville is


Titusville grew for one reason. When NASA built out launch operations at Cape Canaveral in the 1960s, this town filled with engineers, technicians, and their families, and picked up the nickname still seen on local signage: "Space City USA." What surprises people is that the building never stopped. The median Titusville home dates to 1982: about a quarter of the city went up in the 1960s, and more than half of it in 1980 or later (U.S. Census Bureau, ACS 2020 to 2024). The old core is real, and so is the newer ring around it.

So the price gap is about where Titusville sits far more than when it was built. This is the mainland, and the Atlantic is a drive, so none of the barrier-island premium applies. Melbourne and Viera, where much of central Brevard's shopping, medical care, and office work sits, are about 47 miles and roughly 50 minutes south by I-95. Distance thins the buyer pool, and Titusville is the largest city in north Brevard with roughly 23,595 housing units, so there is usually plenty on the market. Fewer competing buyers and a deep list of homes is what a value market is made of.

Here is what a listing photo will not tell you. Because the town built in waves, two houses a block apart can be twenty years apart, and the roof, the panel, and the plumbing follow the year built rather than the street. Get the year on every home you tour, then price the systems from there.

Titusville is a genuine value story. The value is paid for in drive time, and the house itself depends on the year it went up. Price both before you sign anything.

Downtown & the riverfront

The walkable heart of the city along Washington and Hopkins Avenues: the 1891 Pritchard House, Space View Park, the marina, and older riverfront blocks on the lagoon. A real main street, and the closest homes to the launch view.

Titusville is overwhelmingly a single-family market, and with roughly 23,595 housing units it is the biggest one at this end of the county. It built out in waves, so the decade of construction changes street by street and drives most of the price difference between two similar homes.

Mid-century single-family

Roof, systems & the insurance quote

The median Titusville home dates to 1982, so half the stock is older than that and about a third of the city went up in the 1960s and 1970s. The year built is the first number to get. Then get roof age, panel, plumbing type, and HVAC in writing, and real quotes before your inspection period closes. Flood zone, and the discount with it

Water reaches the city from the lagoon east and the St. Johns marshes west, and zones AE, VE, and X all appear here. Titusville holds a Class 7 rating in FEMA's Community Rating System, worth a 15% flood-premium discount against 10% countywide (City of Titusville). Verify the zone at the FEMA map center and ask the Building Department for the elevation certificate.

The commute, priced in hours

Melbourne is about 47 miles and roughly 50 minutes by I-95, Orlando about 40 miles. Multiply the daily drive by 250 workdays and price it before you compare with Rockledge.

HOA, deed restrictions & condo reserves

Windover Farms is deed-restricted, La Cita and Royal Oak are golf communities, and The Great Outdoors has its own fees. If a golf view is part of the appeal, confirm the course's ownership and any pending rezoning with the City. The road network is simple. US-1 runs the riverfront, I-95 the west edge with the Garden Street exit (SR-406) as downtown access, SR-405 crosses to Kennedy Space Center, and SR-406 crosses the Max Brewer Bridge toward the refuge and Playalinda Beach.

The drives: Kennedy Space Center is minutes across the causeway; Orlando is roughly 40 miles west, about 45 to 55 minutes via SR-50 or SR-407 to the SR-528 Beachline; Melbourne is about 47 miles south on I-95, roughly 50 minutes, with Rockledge near the halfway point. That Melbourne number is the one to sit with. Life outside the house

Parks, the river & the refuge


The outdoor life here is unusually strong for a town this size. The riverfront chain runs through Space View Park, dedicated in 1994 as the anchor of the U.S. Space Walk of Fame, plus Sand Point Park, Parrish Park, and the marina at the foot of the Max Brewer Bridge. The lagoon is shallow and calm, better for kayaks and fishing than deep-draft boating.

East across the bridge, Merritt Island National Wildlife Refuge and Canaveral National Seashore put a protected barrier island and undeveloped Atlantic beach a short drive away. Playalinda Beach is reached on SR-406 and SR-402, charges a per-vehicle fee, and closes at sunset. Titusville is also a Florida Trail Town, named in 2018 and only the second in the state, where the Coast to Coast Trail, the River to Sea Loop, and the East Coast Greenway converge.

The part nobody warns you about

Launch day, both sides of it


Titusville has the best free public launch viewing in Florida for a geographic reason: the city looks straight across open water at the pads with nothing in between. Space View Park, Sand Point Park, and the Max Brewer Bridge deck are the classic spots.

What a big launch feels like

For a high-profile or crewed launch, viewers arrive four to six hours early and some the night before. Parking downtown and at the parks fills, the Max Brewer Bridge can close to vehicles, and police hold it about an hour afterward so pedestrians clear.

What it means for the house you buy

Most launches barely register beyond a rumble in the windows. A handful each year are a different day. If you are shopping the riverfront blocks downtown, ask a neighbor how those days feel, and check the City's short-term-rental rules before counting on launch-weekend income.

In town

Titus Landing on South Washington Avenue is the main center, about 348,000 square feet built on the old Miracle City Mall site (EXXCEL Design-Build), with EPIC Theatres, Hobby Lobby, Harley-Davidson, Ulta, Bealls, AT&T and Dunkin', looking across the lagoon toward Kennedy Space Center. Historic Downtown Titusville adds antiques, boutiques, the Playhouse, and the Space Museum.

Healthcare & the bigger trips

Parrish Medical Center on North Washington Avenue is the city's hospital and one of its largest employers, a real advantage at this size. For deeper retail, Merritt Square Mall on Merritt Island and Cocoa Village sit south, Orlando 40 miles west.

My take on Titusville


I have been helping buyers and sellers on the Space Coast since 2015, and Titusville is where I have the most direct conversation of any community I cover. It is the one place where the price surprises people, and my first job is to make the drive real before the number persuades.

So I ask two questions. Where does the household work, and where do the weekends happen? If the answer is the north end, Kennedy Space Center, the refuge, downtown, the trails, then Titusville is one of the best buys in the county. If the answer is Viera or Melbourne, drive I-95 at 7:30 on a Tuesday first.

Then we talk about the house. Titusville built in waves for sixty years, so the year on the listing tells you most of what the inspection is going to say. A 1968 ranch and a 1994 house two streets over are different purchases with different insurance quotes. We look at the roof, the panel, the plumbing, and a real quote together, before you are committed, so the listing price is what you keep paying.

If you want to walk to the sand, I will point you to Cocoa Beach and say plainly that this is the wrong town for it. If you want more home for your money, a downtown you can walk, and a rocket out the front window a few times a month, Titusville deserves a serious look. Reach out and we can drive it together.
