My take on Melbourne Beach
I have been helping buyers and sellers on the Space Coast since 2015, and Melbourne Beach is the community buyers fall for and then wait for. It comes up whenever someone wants the ocean without the crowd.
What I tell people up front is that this market asks for patience and readiness at once, an uncomfortable combination. You may wait months for the right house to list, then have a weekend to decide. So we do the work early: financing airtight, a clear list of what you will and will not flex on, and the insurance and flood picture understood in advance.
My promise to clients is the same in every community: you will know the full cost of a home before you commit to it. Here that means the flood zone, the elevation certificate, the wind quote, the roof age, and on a condo the reserve study and milestone report. If the number stops working once we add that in, I would rather show you Cocoa Beach or Merritt Island than watch you stretch into a house that owns you.
