Cape Canaveral is one city north of Cocoa Beach on the same barrier island, and a different market. It is condo-led, it wraps Port Canaveral, one of the world's busiest cruise ports, and much of it works in space or cruise. What buyers miss is the carrying cost: reserves, milestone inspections, a flood map that got bigger in 2021, and port traffic. This guide gives you the real cost and the real fit before you commit.

What Cape Canaveral is, and how it differs from Cocoa Beach


Buyers arrive from two directions. Some searched Cocoa Beach, saw what a comparable unit costs, and drove a mile north. Others came for work, because the launch pads and cruise terminals are minutes away. This is a compact residential city of two square miles that grew up alongside the space program.

Cocoa Beach has the pier, the surf name, and a walkable downtown. Cape Canaveral has the port, the Cape gate, and a quiet grid of streets running east to the dune line, with beach access and parking at the east end of every street (city attractions page).

Cape Canaveral is the working end of the barrier island, not the postcard end. That is why it prices differently, and why some buyers prefer it.

What the two share is the hard part: the same sand bar, the same exposure, and condo buildings old enough to fall under Florida's inspection and reserve laws.

The Presidential Streets

The city's residential heart, from SR A1A east to the dune line, Washington Avenue south to Johnson Avenue. The master plan puts it at 256 acres and 28 percent of the population. See homes.

The oceanfront band

The Atlantic side, where Ridgewood Avenue runs behind the dune line. Canaveral Sands and Ocean Woods sit on Ridgewood itself; Solana Shores sits on its own drive nearby. See oceanfront condos.

West of A1A, facing the river and the port, including Puerto Del Rio. Sunsets, manatees, and a shorter walk to the Cove than the sand.

The housing mix

Home types in Cape Canaveral


Condos carry most of the for-sale inventory, and a building's age tells you more about your monthly cost than the finishes do. There are two distinct condo eras here plus a thin slice of houses.

Space-race era condos

Low-rise and mid-rise buildings that went up as the city grew after 1963. Often the entry point onto the barrier island, and the buildings most likely to sit inside Florida's milestone-inspection cohort. Browse listings.

Mid-2000s riverside condos

A newer wave on the Banana River side, generally taller and carrying more building amenities than the older stock. Newer usually means a calmer reserve picture, though dues can still be substantial. Confirm the year built and the number of habitable stories for the exact building, because both drive what the law requires of it.

Houses, townhomes and duplexes

A small pool, scattered through the Presidential Streets and older interior blocks. If a yard is non-negotiable, widen the search to Merritt Island.

What to check before you buy in Cape Canaveral


This is the section that changes offers. None of it is a reason to walk away, and all of it is cheaper now than after closing.

Reserves and milestone inspections

Florida requires a milestone inspection on residential condo buildings three or more habitable stories tall at 30 years of age and every 10 years after, plus a Structural Integrity Reserve Study covering eight components (DBPR). Read the report, the study, the budget, and a year of board minutes; our reserves explainer shows what to look for.

The flood map got bigger in 2021

The city's flood page notes the FEMA map issued January 29, 2021 increased the size of the Special Flood Hazard Area, and that it was the first city map to carry a 500-year flood area, which covers most of Cape Canaveral. The good news: the city is a Community Rating System Class 8 community, so flood insurance premiums are reduced 10 percent for policyholders inside the Special Flood Hazard Area. Wind, the master policy and your HO-6

You are buying two insurance pictures at once: the association's master policy, which drives your dues, and your own unit coverage. Wind and flood are separate lines, so get the building's detail and your quotes early. See our wind versus flood explainer.

Port traffic, the Cape gate and launch days

SR 528 ends at SR A1A and SR 401 at the port, and SR 401 is the spur to the cruise terminals and the Space Force Station gate. On heavy turnaround days that traffic lands on the roads you use for groceries, and booster landings bring sonic booms overhead. Drive the address on a Saturday morning first (NOAA).

If income is part of the plan

Short-term rental rules in Cape Canaveral


Plenty of buyers plan to rent the unit when they are not in it. That is a legitimate plan, and also the one most often killed by a document nobody read. Three gates apply, and any one can stop you.

The city

Vacation rentals fall under City Code section 110-486, must be registered, and need a local Business Tax Receipt. Renting individual rooms apart from the whole unit is prohibited. Start at the city rental FAQ and confirm fees there, because they have changed.

The state and county

A transient lodging license from the Florida DBPR sits on top of that, and Brevard County has its own Business Tax Receipt. Separate registrations, separate renewals.

The association

This is the one that surprises people. A condo association can be stricter than the city, and many are: minimum lease terms, a cap on rentals, a waiting period, tenant approval. City approval is not building approval.

Cocoa Beach regulates vacation rentals under its own ordinance, so the rules do not cross the city line. If income drives the purchase, confirm them for the exact address and building first.

Education

Schools


Cape Canaveral is served by Brevard Public Schools. Cape View Elementary is the city's own school at 8440 N. Rosalind Avenue, and the island's secondary school is Cocoa Beach Junior/Senior High School, grades 7 through 12, one city south. Assignment varies by address, so confirm zoning with the district before you rely on it. We describe schools by program and logistics, without rankings.

Getting around & getting to work

Commute, the Port and the Cape


This is Cape Canaveral's strongest practical argument. SR A1A, called Astronaut Boulevard here, is the spine, with North Atlantic and Ridgewood Avenues parallel. SR 528, the Beachline, comes in from the west and ends at A1A and SR 401 at the port, putting Orlando about an hour away.

For anyone working in space or cruise, that geography is the point: Port Canaveral, which closed fiscal 2025 as the world's busiest cruise port on passenger count, is minutes away. Kennedy Space Center is a short drive north, and Cape Canaveral Space Force Station, operated by Space Launch Delta 45 out of Patrick Space Force Base, sits north of the port at the end of SR 401. Life outside the unit

Beach, river and parks


The beach is the everyday amenity. The city states that public beach access and parking is available at the east end of every city street, and it lists four crossovers with Mobi-Mats for wheels over sand: Buchanan Avenue, Monroe Avenue, Polk Avenue, and the Ridgewood beach crossover.

On the river side, Manatee Sanctuary Park at 701 Thurm Boulevard has a covered riverside boardwalk, a covered pavilion, and a playground, and Banana River Park at 901 Puerto Del Rio Drive adds a kayak dock, a playground, and a fishing platform (City of Cape Canaveral parks directory). Just north at the port, Jetty Park adds a fishing pier, a beach, a campground, and one of the better places anywhere to watch a rocket leave the planet. The county library is at 201 Polk Avenue.

Cape Canaveral eats in two places: the Cove waterfront cluster, and the everyday spots along Astronaut Boulevard and North Atlantic Avenue. Every address below was checked against the restaurant's own listing in August 2026. Hours and openings change, so call before you drive.

Here is one of the practical trade-offs of a two-square-mile city, worth knowing before you move.

In town, and just south

Day-to-day services, pharmacies, hardware, and restaurants sit along the Astronaut Boulevard and North Atlantic Avenue corridor, and Mangrove Marketplace at 8660 Astronaut Boulevard covers bread, coffee, wine, and specialty groceries in town. The weekly full-size run, for most addresses here, means a short drive south into Cocoa Beach, where the Publix at 5645 N Atlantic Avenue and the Winn-Dixie at 100 Canaveral Plaza Boulevard anchor the island's groceries.

The bigger trips

The Cove at Port Canaveral is the waterfront dining district on your doorstep, with Exploration Tower beside it. Merritt Square Mall sits across the causeway on Merritt Island, and Cocoa Village adds mainland boutiques.

My take on Cape Canaveral


I have been helping buyers and sellers on the Space Coast since 2015, and Cape Canaveral is the city I bring up when someone loves the barrier island and then goes quiet at the Cocoa Beach numbers. One city line separates the two, and the beach is the same beach. What changes is the address on the tax bill and, often, what your money buys.

That said, I will never let anyone treat Cape Canaveral as the discount version of Cocoa Beach, because the condo homework is identical. Before you commit we read the milestone report, the reserve study, the budget, and a year of board minutes together. A building with funded reserves and a clean inspection is worth paying for. One without can hand you an assessment that erases what you saved.

Where Cape Canaveral wins is proximity: if you work at the port, the Cape, or Kennedy Space Center, your commute becomes a rounding error. If you want a walkable town center or a big yard, I will say so early and point you toward Cocoa Beach or Merritt Island. Reach out and we can walk the buildings together.

A strong fit if you want

A short commute to the port, the Cape, or Kennedy Space Center; a beach at the end of your street; condo selection from space-race era to mid-2000s; and a quieter address than the downtown beach towns.

It may not fit if you want

A walkable downtown and surf-town identity (see Cocoa Beach), a house with a yard and dock (see Merritt Island), a full-size supermarket inside city limits, or the lowest insurance bill in Brevard, which a barrier island is never going to be.

Is Cape Canaveral the same place as Cocoa Beach?

No. They are two separate cities on the same barrier island, Cape Canaveral directly north of Cocoa Beach and south of Port Canaveral. Different governments, different ZIPs (32920 and 32931), and separate vacation-rental ordinances.

Is Cape Canaveral a good place to live?

For the right buyer, yes: beach access at the end of most streets, a short commute to the port and the Cape, and a quieter feel than the downtown beach towns. The caveats are real, because dues, reserves, and assessments are part of the true cost.

Is Cape Canaveral cheaper than Cocoa Beach?

Whatever the gap, the condo homework is the same in both, and a cheaper unit in an underfunded building is no bargain.

Is Cape Canaveral Space Force Station inside the city?

No. The Space Force Station is a separate federal installation on the cape itself, north of both the city and the port, reached by SR 401. The city is a residential municipality of about 2.26 square miles south of the port, so you live near the launch complexes, noise and view included.

Can I rent out my Cape Canaveral condo short term?

Sometimes, and it takes more than one approval. The city regulates vacation rentals under City Code section 110-486, requires registration and a local Business Tax Receipt, and bars renting individual rooms apart from the whole unit.
