Space Coast Community Guides

Ten towns along Florida's Space Coast, each one written the way I would explain it to you in the car. What it costs to buy there, and what it costs to keep.

Start with the place, then the price

Most searches start with a number. That is backwards here, because two homes at the same price on the Space Coast can carry completely differently once insurance, flood zone, condo reserves and HOA or CDD fees are counted. A barrier-island condo and a mainland single-family home on the same list price are not the same monthly commitment.

So each guide below covers the same ground: who the town fits, what the housing stock is really like, what the commute looks like, and what the carrying cost does to your budget. Every one of them names the trade-off rather than talking around it. Read the two or three that sound like you, then let me know which parts you want tested against real listings.

Cape Canaveral

The same barrier island as Cocoa Beach and usually less money for it, in low- and mid-rise condos beside a working cruise port. The trade is the port itself: turnaround traffic, an industrial edge, and the same reserve and SB 4-D math as anywhere else on this island.

Cocoa Beach

Oceanfront and riverfront condos, walkable beach-town living, and the real costs of coastal ownership. The trap here is falling for the view and missing the condo reserves and SB 4-D assessments underneath it.

Melbourne

Waterfront homes, the historic downtown and arts district, and the aerospace and medical employers that anchor the middle of the county. The largest and most varied market on this list.

Melbourne Beach

Under a square mile of town on the narrow south barrier island, with a federal refuge below it. Almost nothing comes up for sale, so the work is being ready before it does, and every trip off the island is a drive north to a causeway.

Merritt Island

Canal-front and riverfront homes with private docks, boating between two lagoons, and a short commute to Kennedy Space Center. Dock condition and canal depth matter as much as the house.

Palm Bay

The county's value and new-construction market: established GDC-era homes, master-planned Bayside Lakes, and more house for the money. It is big and spread out, so where you buy inside it changes everything.

Rockledge

Historic Indian River bluff homes under live oaks, established golf-course neighborhoods, and newer Viera-adjacent construction. Central to everything, which is most of the appeal.

Satellite Beach

Barrier-island living with the schools most buyers ask about first, and a city line that changes what you pay. Inside the limits the CRS flood discount applies and outside it does not, and the seawalls here are the owner's to maintain.

Titusville

The value entry point on this coast, on the mainland lagoon across the water from Kennedy Space Center. What you save on the purchase you can hand back in road time if your work is south, and launch days close the causeways.

Viera

The Space Coast's master-planned community: newer construction, golf and town-center living either side of I-95. CDD assessments and HOA fees are the part people find out about late.

Viera homes carry Melbourne and Rockledge mailing addresses, so they show up under both of those searches.

Thinking about selling instead?

The seller side has its own guide: what your Space Coast home is worth from a real human review rather than a bait estimate, plus coastal and condo prep and how a sale here runs.

Not sure which one fits?

Tell me what your week looks like, the commute, the boat, the school run, the budget, and I will tell you which two of these to read first and which one I would rule out.

REVIEWS

520 Danbury

Brianna unfortunately was not our first choice, but she should have been. After having our home listed with another agent for four months without success we switched to Brianna and got the house sold with a cash offer after about a month. She is amazing!

In the business of Real Estate, it’s refreshing to work with professionals that provide a great experience for both agents. Brianna and I closed a deal today, and she was a joy to work with. She was very timely, offered insights and kept all parties involved updated as we moved along in the transaction. I appreciate great agents like her! Nice job!

I cannot say enough wonderful things about my realtor, Brianna! 💎✨💖 She helped me search high and low to find the perfect home to rent, even while I was dealing with the challenges of having less-than-perfect credit. Brianna was the only realtor who took the time to truly listen to me and genuinely wanted to help me find a home. She put up with me being a pain in the butt 😂, answered all of my questions, acted quickly, and supported me through all of my fears and doubts about whether I would even get approved. She made me feel heard, supported, and never once made me feel like my situation was too much. And she got me exactly what I wanted — a beautiful home with a yard for my kiddos! 🏡💖 Brianna is friendly, responsive, hardworking, and truly a GEM. 💎✨ I would highly recommend her to anyone looking for a home, whether you're buying or renting. If you want someone who will genuinely go above and beyond for you, Brianna is your girl! 💖
