- The canal is the real asset. Check depth at low tide, width, any fixed-bridge clearances, and which river it reaches and how quickly. A beautiful house on a shallow or dead-end canal can't float your boat.
- Docks, seawalls, and lifts carry maintenance, permitting, and replacement costs. Confirm seawall age and condition and that dock and lift permits are in order.
- Insurance is two things. Waterfront property carries wind and flood exposure, usually as separate coverages. Premiums depend on address, flood zone, elevation, roof age, and wind mitigation — get real quotes early.
