Where to Start on the Space Coast
Ten towns along one lagoon and one ocean, and they do not live alike. Here is the one-line version of each, so you can narrow the grid above without reading ten guides first.
Titusville
North Brevard, mainland on the lagoon across from Kennedy Space Center. The value entry point on this coast; road time south is the trade.
Cape Canaveral
Barrier island beside a working cruise port. Condo stock, usually less money than Cocoa Beach for the same ocean.
Cocoa Beach
Oceanfront and riverfront condos with a walkable downtown. Read the reserves and the SB 4-D exposure before the view.
Merritt Island
Canal-front homes with private docks between the two rivers. Every trip off the island crosses water.
Rockledge
Oak-canopied riverfront on the mainland west bank. Older stock, older roofs, no barrier-island premium.
Viera
Master-planned either side of I-95, newer construction and a town centre. CDD assessments sit on the tax bill.
Satellite Beach
Barrier island with the schools buyers ask about. The city line moves the flood premium.
Melbourne
The employment core: aerospace, health and the university. The widest range of housing stock on the coast.
Melbourne Beach
Under a square mile with a federal refuge below it. Almost nothing comes up for sale.
Palm Bay
Large platted lots and ongoing new construction. Ask whether the parcel is on city utilities or well and septic.
The Space Coast at a Glance
Brevard County runs roughly seventy miles north to south along Florida's Atlantic coast, built around the Indian River Lagoon and the barrier island that separates it from the ocean. Kennedy Space Center and Cape Canaveral Space Force Station sit at the north end, Patrick Space Force Base and the Melbourne employment core to the south, and Port Canaveral works the middle.
Geography drives cost here more than finish does. Which side of the lagoon a house sits on, what its FEMA flood zone is, how old the roof is, and whether it carries HOA or CDD obligations will move the monthly number further than the countertops will.
Buying on the Space Coast: What I Check First
On any address here I pull four things before we talk about the house itself: the FEMA flood zone and base flood elevation, the roof age and whether a wind-mitigation inspection exists, the full carrying cost including HOA or CDD, and on a condo the reserve study and any milestone inspection findings.

How many homes are for sale on the Space Coast right now?
The grid above is live from the MLS and counts every active and coming-soon listing across the ten towns, so the number moves daily. Use the town filters to see how that total splits, and ask me to pull the closed sales behind any of it.
Is the barrier island or the mainland cheaper to own?
The mainland is almost always cheaper to carry. Barrier-island parcels sit in higher-risk flood zones, take more wind exposure and, on condos, carry reserve obligations the mainland does not. Two homes at the same list price on opposite sides of the lagoon are not the same monthly commitment.
Which Space Coast towns have the lowest entry price?
Titusville in the north and Palm Bay in the south are consistently the value ends of this market, for different reasons: Titusville on older mainland stock and distance from the job core, Palm Bay on abundant platted land and new construction. Both trade something back in commute or utilities.
Do I need flood insurance everywhere on the Space Coast?
Not everywhere, and the zone is per parcel rather than per town. Lenders require it in high-risk zones. Even outside them a voluntary policy is common here, and several Brevard cities carry a CRS discount that lowers the premium inside their limits. Pull the address at the FEMA Map Service Center before you offer.
What is the difference between an HOA fee and a CDD assessment?
An HOA fee is billed by the homeowners association. A CDD assessment is a separate charge that sits on your property tax bill and can run for years. Viera and parts of Palm Bay carry CDDs. Budget both before you write an offer, not after.
Can you search more than one town at a time?
Yes, and that is what this page is for. The default view is all ten towns together. Narrow to one when you know where you are looking, and widen again when inventory is thin, which on the smaller barrier-island towns it usually is.
