Homes for Sale in Satellite Beach, FL: Barrier-Island Family-Town Living
Satellite Beach is an incorporated city on Brevard County's south barrier island, with the Atlantic on the east side and the Banana River on the west. It was incorporated in 1957 and filled in through the space-program decades beside Patrick Space Force Base, its northern neighbor. What sets it apart along this stretch of coast is that it runs itself: its own police and fire departments, its own beach parks and community center, and five Brevard public schools inside the city limits, on roughly 4.3 square miles. The housing is mostly mid-century block-and-stucco on quiet streets, with a canal-front layer along the Grand Canal where ordinary single-family houses carry a seawall, a dock, and bridge-free access to the river.
Two roads run the length of town: SR A1A on the ocean side and South Patrick Drive (SR 513) on the river side. Two causeways carry you west to I-95: the Pineda Causeway (SR 404) at the north end and the Eau Gallie Causeway (SR 518) at the south. Use the filters below to browse current Satellite Beach listings by type and price, then talk with Brianna about what a listing price leaves out here: the roof, systems, and windows on a house that has stood in salt air for decades; the seawall, dock, and lift on a canal home; the FEMA flood zone at that exact address; and whether the property sits inside the city limits or in South Patrick Shores, the unincorporated county land that shares the 32937 ZIP.

Compare Nearby Space Coast Communities
Satellite Beach sits in the middle of the south barrier island, between Patrick Space Force Base and Indian Harbour Beach. If you're weighing it against the rest of the Space Coast, each neighboring market leads with a different housing story and a different set of things to check.
Melbourne Beach
Further south on the same island, between the Atlantic and the Indian River Lagoon, with the Archie Carr National Wildlife Refuge protecting the coastline below town. Little land is left to build on, so what trades there is almost all resale.
Melbourne
The mainland option west across the Eau Gallie Causeway, with the job base, a walkable downtown, and Holmes Regional hospital. Coastal wind exposure eases off the island, and the beach becomes a causeway drive.
Cocoa Beach
The barrier-island town up A1A with a far deeper condo market and Port and Cape access. Condo reserves and Florida's milestone inspection rules are the homework that comes with it.
Merritt Island
Across the Banana River, where lots run larger and deep-water riverfront is the draw. There's no ocean frontage, and dock and seawall condition matters just as much there.

Who Buys in Satellite Beach?
Satellite Beach draws families who want the school run and the beach in the same morning, because five Brevard public schools sit inside the city limits and a crossover is a walk from much of town. It draws military, contractor, and aerospace households working at Patrick Space Force Base next door. It draws boaters who want a dock behind an ordinary house, on the Grand Canal with bridge-free access to the Banana River. And it draws right-sizers who want a small incorporated town with its own police, fire, parks, and community center. The thread running through all four is a buyer who is comfortable owning an older house in salt air and budgeting for it. Before you tour, talk it through with Brianna.
Living in Satellite Beach, FL: A Buyer's Guide
What kinds of homes does Satellite Beach have?
This is a single-family town first. The core of it is one-story block-and-stucco houses from the late 1950s through the 1970s, built as the space program filled the island in, many renovated once or twice and some still close to original. A later layer of 1980s and 1990s homes sits alongside them, and the newest construction is most visible in Montecito, the gated community established in 2005 between South Patrick Drive and A1A.
West of South Patrick Drive, the Grand Canal system feeds the Banana River and puts a seawall and a dock behind houses that look modest from the street, with bridge-free access out to open water. Tortoise Island is the guard-gated exception on that side, on its own drawbridge. Condos and townhomes fill in on both the ocean and river sides, and buildings of three or more habitable stories carry Florida's milestone inspection and reserve rules, covered below.
Because the whole city went up inside a narrow window, era tells you less here than upkeep does: two houses on one street can share a vintage and sit thirty years apart in condition. That is why pricing on this page stays qualitative. Ask Brianna for a live SpaceCoastMLS pull on the street and home type you want.
How is the commute from Satellite Beach?
Two roads carry the length of the city: SR A1A along the ocean, co-designated the Jimmy Buffett Memorial Highway since 2024, and South Patrick Drive (SR 513), running parallel on the river side for a little over five miles from the Pineda Causeway down to SR 518. Getting off the island means one of two causeways, and which one you use depends on where in town you live. For a share of buyers here the commute barely exists at all, because Patrick Space Force Base is the next thing north of the city line.
- Patrick Space Force Basethe northern neighbor
- I-95 at exit 188, via the Pineda CausewaySR 404 west
- I-95 at exit 183, via the Eau Gallie CausewaySR 518 west
- Melbourne, downtown & Holmes Regional hospitalwest on SR 518
- The Avenue Viera shopping & diningnorthwest via SR 404
- Cocoa Beach & Cape Canaveral Hospitalnorth on A1A
The city runs several miles north to south, so the nearer causeway changes with the address and drive times move with the time of day and with launch and beach traffic. Confirm the run from the exact home you're considering.
Shopping, dining, and things to do
This is a small-format retail town by design, and most residents treat that as the point. The weekly run happens at the Publix in Atlantic Plaza on A1A, with pharmacy, salon, and takeout tenants across the neighboring plazas. Bigger trips go west across the Eau Gallie Causeway to Melbourne's retail and the Melbourne Square area, or northwest via the Pineda Causeway to The Avenue Viera. Health First runs Holmes Regional in Melbourne and Cape Canaveral Hospital up in Cocoa Beach.
Dining is neighborhood-scale and long-running. On South Patrick Drive there's Long Doggers, the beachside family grill, plus Banana River Cafe, serving breakfast and lunch to the neighborhood since 2013, and The Upside Down Cafe, an early-hours breakfast and lunch diner. On A1A you'll find Da Kine Diego's Insane Burritos, a small surf-town burrito counter and a long-running post-beach favorite; Pappagallo's Pizza in the Seaside Plaza; and Cuizine Restaurant & Lounge as the dress-up option, a casual-elegant steak and seafood room. Hours and ownership change, so check current details before you go.
Outside the house, the city runs 17 beach crossovers and three beach parks with parking. Hightower Beach Park on A1A is the big one, over 18 acres with about 2,800 feet of beachfront, a boardwalk, restrooms, and covered picnic areas; Pelican Beach Park, also on A1A, is the family park, with pavilions, sand volleyball, grills, and an ADA dune crossover. On the river side, DeSoto Park is the local favorite and a quiet piece of civil engineering: a stormwater treatment facility that filters runoff before it reaches the Indian River Lagoon, wrapped in 1,800 feet of trail, fitness equipment, a playground, and kayak access, with eight lighted tennis courts and two racquetball courts in the adjoining complex. Samsons Island Nature Park is city-owned, reachable only by water, with a free eco-tour on the first Sunday of the month.
Schools in Satellite Beach, FL
Satellite Beach is served by Brevard Public Schools, and families land here because the whole ladder sits inside the city limits: Spessard L. Holland, Surfside, and Sea Park elementary schools, DeLaura Middle School, and Satellite High School, which opened in 1962 and runs a Fine Arts Academy. Brevard elementaries run through sixth grade, so middle school here is two years. Assignment is by address and boundaries can change, so confirm the zoned schools for a specific home with Brevard Public Schools before you write an offer. We describe schools by program and logistics, without quality rankings, so you can decide what fits your family.

What a Satellite Beach home costs to carry
- The age of the house, and the salt. Roof age, electrical panel, plumbing, HVAC, and windows drive the repair budget and the insurance quote together, and air handlers, fasteners, paint, and hardware all wear faster this close to the ocean. Ask for the roof permit history and get a wind mitigation inspection early, so the insurance number is real before the appraisal.
- Wind and flood are two separate policies. Homeowners, windstorm, and flood are three different questions on a barrier island, and every island address sits in an evacuation zone. Verify the flood zone for the exact parcel at the FEMA Flood Map Service Center, then get real quotes on all of it before you're committed.
- The seawall belongs to the homeowner. On the Grand Canal, replacing one is a five-figure project. Have the seawall, cap, dock, lift, and water depth assessed by someone who does marine work, alongside the home inspection.
- Condo buildings carry milestone inspections and reserves. Florida requires a milestone structural inspection on buildings of three or more habitable stories at 30 years, and the local enforcement agency may set it at 25 near salt water (s. 553.899, F.S.). Read the milestone report, the reserve study, and the board minutes before you commit.
- Montecito carries a CDD. The community was established in 2005 with a Community Development District created that year by City Ordinance 904, whose assessments land on the tax bill beside the dues. Confirm the current amount and any remaining balance for the specific home.
- The city-limit line is a real line item. A 32937 address can sit in Satellite Beach, in Indian Harbour Beach, or in unincorporated South Patrick Shores, and that changes policing, city services, and the tax picture. Confirm it with the City of Satellite Beach before you write.
How does Satellite Beach compare to nearby communities?
There's no single best community on this coast. It depends on what you're optimizing for. Here's the plain contrast across the barrier-island and central Brevard markets Brianna works most.
| Community | Water access | Lead buyer | Trade-off to weigh |
|---|---|---|---|
| Satellite Beach | Ocean crossovers east; Grand Canal docks west | Families, base and aerospace households, boaters | Older housing stock; salt-air upkeep; seawalls and docks; the city-limit line |
| Melbourne Beach | Oceanfront and lagoon (barrier island) | Retirees, second-home and coastal buyers | Limited land and mostly resale; coastal wind and flood cost |
| Cocoa Beach | Oceanfront and riverfront (barrier island) | Condo buyers and beach lifestyle | Condo reserves and milestone assessments; visitor traffic |
| Merritt Island | Canal and deep-water boating | Boaters and KSC commuters | No ocean frontage; dock and seawall upkeep of its own |
| Melbourne | Lagoon (mainland), beaches via causeway | Relocation, aerospace, first-time buyers | The beach is a causeway drive; busier and more spread out |
Brianna's take
I've been helping people buy and sell on the Space Coast since 2015, and Satellite Beach is the community I bring up when someone tells me they want the beach and the school run in the same morning. It's a small town that behaves like one. People know the crossing guard, and plenty of families have moved twice without leaving the island. What I tell every buyer here is the same thing: the house is older than it looks in the photos, and I mean that as a plan rather than a warning. We pull the roof permit history, we get the wind mitigation done early so the insurance number is real before the appraisal, and on the canal we bring in someone who can say whether that seawall has ten years left or two. When those answers come back clean, a mid-century house here is one of the better values on the island. If you want brand-new construction and a builder warranty, I'll say so plainly and point you toward Viera or Palm Bay. If you want a deep condo market, that's Cocoa Beach. And if a big-lot deep-water property is what you're after, look at Merritt Island. That conversation costs nothing.
Satellite Beach, FL Real Estate FAQ
What makes Satellite Beach different from the rest of the Space Coast?
It is a barrier-island town that runs itself. Satellite Beach was incorporated in 1957 and has its own police and fire departments, its own beach parks and community center, and five Brevard public schools inside the city limits, on roughly 4.3 square miles between Patrick Space Force Base and Indian Harbour Beach. Most barrier-island communities on this coast are organized around visitors or around condos; this one is organized around residents. The trade is the calendar: the city filled in through the space-program decades, so the houses are older than the setting suggests and salt air keeps a clock running on roofs, windows, docks, and seawalls.
Are there waterfront homes with docks in Satellite Beach?
Yes. The Grand Canal system on the Banana River side puts a seawall and a private dock behind many ordinary single-family houses, with bridge-free access out to the river, and Tortoise Island is the guard-gated community built around that water, on its own drawbridge. Before you commit, have the seawall, cap, dock, lift, and water depth assessed by someone who does marine work, alongside the home inspection. On the canal the seawall belongs to the homeowner, and replacing one is a five-figure project.
What schools serve Satellite Beach?
Brevard Public Schools, and the whole ladder sits inside the city: Spessard L. Holland, Surfside, and Sea Park elementary schools, DeLaura Middle School, and Satellite High School, which opened in 1962 and runs a Fine Arts Academy. Brevard elementaries run through sixth grade, so middle school here is two years. Assignment is by address and boundaries can change, so confirm the zoned schools for the specific home with Brevard Public Schools before you write an offer. We describe schools by program and logistics, without rankings.
Is South Patrick Shores part of Satellite Beach?
No. South Patrick Shores is unincorporated Brevard County land between Patrick Space Force Base and the city, and it shares the 32937 ZIP code with Satellite Beach and Indian Harbour Beach. Homes there carry a Satellite Beach mailing address while sitting outside the city limits, which changes policing, city services, and the tax picture. A 32937 address is not proof of a Satellite Beach address, so confirm the city limit with the City of Satellite Beach before you write an offer.
How old are the homes in Satellite Beach?
The core of the city dates to the late 1950s through the 1970s, one-story block-and-stucco houses built as the space program filled the island in, with a later layer of 1980s and 1990s homes and some newer construction, most visibly in Montecito, the gated community established in 2005. Condition varies enormously inside one vintage, so two houses on the same street can be the same age and thirty years apart in upkeep. Here the inspection tells you more than the year built.
What is it like living next to Patrick Space Force Base?
The base is the city's northern neighbor and the reason the town exists in its current form. It is home to Space Launch Delta 45, which operates the Eastern Range and Cape Canaveral Space Force Station, so a good share of the buyer pool is military, contractor, and aerospace. For those households it means a short commute. It also means aircraft noise on some days and flight paths overhead, most noticeable on the north end of town, so stand on the lot at more than one time of day before you decide.
