Homes for Sale in Cape Canaveral, FL: Barrier-Island Condo Living at Port Canaveral

Cape Canaveral is a barrier-island city in Brevard County, set between the Atlantic Ocean and the Banana River, with Cocoa Beach directly south and Port Canaveral directly north. It was incorporated in 1963 and covers about 2.26 square miles, 2.22 of it land, so the whole city is a compact grid of streets running east to the dune line. The City states that public beach access and parking is available at the east end of every one of them. Condominiums carry most of the for-sale inventory here, in two clear eras: the low- and mid-rise buildings that went up as the city grew after 1963, and a newer wave on the Banana River side. Houses, townhomes, and duplexes are a smaller pool, scattered through the Presidential Streets and the older interior blocks.

SR A1A, called Astronaut Boulevard through town, is the spine, with North Atlantic and Ridgewood Avenues running parallel to it. SR 528 comes in from the west and ends at a trumpet interchange with A1A and SR 401, and SR 401 carries on past the cruise terminals to the south gate of Cape Canaveral Space Force Station. That geography is why a lot of people buy here: Port Canaveral closed fiscal 2025 as the world’s busiest cruise port on passenger count, and Kennedy Space Center is a short drive north. Use the filters below to browse current listings by type and price, then talk with Brianna about what a listing price leaves out: the association’s reserves and milestone inspection, the FEMA flood zone for the exact address, and whether the building’s rental rules match what you plan to do with the unit.

Who Buys in Cape Canaveral?

Cape Canaveral draws people who work at the port, the Space Force Station, or Kennedy Space Center and want the commute to stop being a factor; barrier-island buyers who want the sand at the end of the street without a downtown attached; right-sizers and 55+ buyers looking at a lower-maintenance condo with a river or ocean view; and second-home and investor buyers, who need the city's vacation-rental rules and their association's documents read side by side before they commit. It is a compact city of two square miles, so the building you choose shapes daily life here more than the neighborhood does. Weighing the island against the mainland? Living in Cape Canaveral, FL: A Buyer's Guide

What kinds of homes does Cape Canaveral have?

Condominiums carry most of the for-sale inventory, in two clear eras. The first is the low- and mid-rise stock that went up as the city grew after its 1963 incorporation, often the entry point onto the barrier island and the buildings most likely to sit inside Florida's milestone-inspection cohort. The second is a newer wave on the Banana River side, generally taller and carrying more building amenities. Houses, townhomes, and duplexes make up a smaller pool, scattered through the Presidential Streets and the older interior blocks. That district is the city's residential heart, running from SR A1A east to the dune line and from Washington Avenue south to Johnson Avenue. The city's own master plan puts that district at roughly 256 acres and about 28 percent of Cape Canaveral's population, with the commercial frontage along SR A1A on its western edge.

Geography sorts the rest. On the Atlantic side, Ridgewood Avenue runs behind the dune line, with Canaveral Sands at 8496 Ridgewood and Ocean Woods at 8700 Ridgewood; Villages of Seaport is oceanfront; and Solana Shores sits on its own drive off Shorewood Drive, reached from North Atlantic Avenue. On the river side, Puerto Del Rio faces the Banana River and the port, sharing its street with Banana River Park. Treat those as the informal names people use. Confirm the legal condominium name and the association before you write anything.

Age matters more than square footage in the monthly math. Florida's inspection and reserve requirements apply to residential condo buildings three or more habitable stories tall, so two buildings side by side can carry different obligations and very different dues. Pricing moves with the market and varies sharply by building and by water frontage, so this page keeps it qualitative; ask Brianna for a live SpaceCoastMLS pull on the building and unit type you want.

How is the commute from Cape Canaveral?

Proximity is this city's strongest practical argument. SR A1A, called Astronaut Boulevard here, is the spine, with North Atlantic and Ridgewood Avenues parallel. SR 528 comes in from the west and ends at a trumpet interchange with A1A and SR 401, and SR 401 carries on past the cruise terminals to the south gate of Cape Canaveral Space Force Station. If you work at the port, the station, or Kennedy Space Center, the drive stops being a factor in where you live. The counterweight is that cruise turnaround and launch traffic uses those same two roads, so a heavy port day lands on the route you take for groceries.

  • Port Canaveral & The Coveat the north end
  • Cape Canaveral Space Force Station south gatenorth via SR 401
  • Kennedy Space Centera short drive north
  • Cocoa Beachsouth on SR A1A
  • Merritt Island & Orlandowest via SR 528

Directions rather than drive times, because launch days and cruise turnarounds change the answer. Drive the address you are considering on a busy Saturday morning before you commit.

Shopping, dining, and things to do

Cape Canaveral eats in two places. The Cove, at the port, is the waterfront cluster: Rusty's Seafood & Oyster Bar at 628 Glen Cheek Drive, Fishlips Waterfront Bar & Grill at 610 Glen Cheek Drive, and Grills Seafood Deck & Tiki Bar at 500 Glen Cheek Drive all sit on the channel. In town, the everyday spots line Astronaut Boulevard and North Atlantic Avenue: Zarrella's Italian & Wood Fired Pizza at 8801 Astronaut Boulevard, Kelsey's Restaurant & Pizzeria at 8699 Astronaut Boulevard, and Cafe Monte Carlo at 7090 North Atlantic Avenue. Addresses were checked against each restaurant's own listing; hours and openings change on a barrier island, so call before you drive.

Groceries are one of the real trade-offs of a two-square-mile city. Mangrove Marketplace at 8660 Astronaut Boulevard covers bread, coffee, wine, and specialty items inside city limits, and it is a specialty store rather than a full-size supermarket. The weekly run means a short drive south into Cocoa Beach, where the Publix at 5645 North Atlantic Avenue and the Winn-Dixie at 100 Canaveral Plaza Boulevard anchor the island's groceries. For a bigger trip, Merritt Square Mall sits across the causeway on Merritt Island, and Exploration Tower stands at The Cove beside the port.

The beach is the everyday amenity, and the City states that public beach access and parking is available at the east end of every city street. Four crossovers carry Mobi-Mats for wheels over sand: Buchanan Avenue, Monroe Avenue, Polk Avenue, and the Ridgewood beach crossover. On the river side, Manatee Sanctuary Park at 701 Thurm Boulevard has a covered riverside boardwalk, a covered pavilion, and a playground, and Banana River Park at 901 Puerto Del Rio Drive adds a kayak dock for non-motorized craft, a playground, and a fishing platform. The Cape Canaveral Public Library is at 201 Polk Avenue.

Schools in Cape Canaveral, FL

Cape Canaveral is served by Brevard Public Schools. Cape View Elementary at 8440 N. Rosalind Avenue is the city's own school, and the island's secondary school is Cocoa Beach Junior/Senior High School, which serves grades 7 through 12 one city south. Assignment varies by address and choice and magnet seats are by application, so confirm the current zoning and any options for a specific home with the district before you rely on it. We describe schools by program and logistics, without rankings, so you can weigh what fits your family.

What a Cape Canaveral condo costs to carry

  • You are buying a building, so read the building. Florida requires a milestone inspection on residential condo buildings three or more habitable stories tall at 30 years of age and every 10 years after (25 years where the local enforcement agency determines it), plus a Structural Integrity Reserve Study covering eight components. Ask for the milestone report, the reserve study, the current budget, and a year of board minutes before you write an offer (Florida DBPR).
  • The flood map got bigger in 2021. The City's flood page notes that the FEMA map issued January 29, 2021 increased the size of the Special Flood Hazard Area, and that it was the first Cape Canaveral map to carry a 500-year flood area, which covers most of the city. Cape Canaveral is a Community Rating System Class 8 community, so flood insurance premiums are reduced 10 percent for policyholders within the Special Flood Hazard Area. Pull the zone for the exact address at the FEMA Flood Map Service Center.
  • Two insurance pictures at once. The association's master policy drives your dues; your own unit coverage is separate, and wind and flood are separate lines again. Get the building's detail and real quotes early, because a barrier island is never going to carry the lowest premium in Brevard.
  • Rental rules come from three places. The city regulates vacation rentals under City Code section 110-486, requires registration and a local Business Tax Receipt, and prohibits renting individual rooms apart from the whole unit; the state requires a DBPR transient lodging licence and Brevard County its own receipt; and your association can be stricter than all of them. Start with the City's vacation-rental FAQ, and confirm fees there because they change.
  • Port and launch traffic uses your roads. SR 528 and SR 401 push cruise passengers and station traffic through the same corridor you use daily, and booster landings bring sonic booms overhead. Some buyers love that; others want to know before they sign. Drive the street on a turnaround day.

How does Cape Canaveral compare to nearby communities?

There is no single best community on the Space Coast. It depends on what you are optimizing for. Here is the contrast across the markets a Cape Canaveral buyer usually shops against.

Community Water access Lead buyer Trade-off to weigh
Cape Canaveral Oceanfront and Banana River (barrier island) Port, station, and Space Center workers; condo and right-sizing buyers Reserves and assessments; port traffic; the full-size grocery run is off-island
Cocoa Beach Oceanfront / riverfront (barrier island) Beach lifestyle and condo buyers The same condo homework, plus a busier downtown at your door
Merritt Island Canal / deep-water boating Boaters and Space Center commuters Dock and seawall upkeep; flood and insurance; a bridge to the sand
Titusville Indian River (mainland) House-and-yard buyers; Space Center commuters Off the barrier island, so the beach becomes a drive
Rockledge Indian River (mainland bluff) Move-up, historic, and 55+ buyers Historic-home upkeep; the east-versus-west choice; verify flood by address

Brianna's take

I have been helping buyers and sellers on the Space Coast since 2015, and Cape Canaveral is the city I bring up when someone loves the barrier island and then goes quiet at the Cocoa Beach numbers. One city line separates the two and the beach is the same beach. What changes is the address on the tax bill and, often, what your money buys. That said, I will never let anyone treat Cape Canaveral as the discount version of Cocoa Beach, because the condo homework is identical on both sides of that line. Before you commit we read the milestone report, the reserve study, the budget, and a year of board minutes together. A building with funded reserves and a clean inspection is worth paying for; one without can hand you an assessment that erases whatever you saved on the purchase price. Where this city wins is proximity: if you work at the port, the station, or Kennedy Space Center, your commute becomes a rounding error, and you can walk to the sand at the end of your street. If what you want is a walkable town center, a full-size supermarket inside city limits, or a house with a yard and a dock, I will tell you that early and point you toward Cocoa Beach or Merritt Island. That conversation costs nothing, and it saves people months.

Cape Canaveral, FL Real Estate FAQ

Is Cape Canaveral the same place as Cocoa Beach?

They are two separate cities on the same barrier island. Cape Canaveral sits directly north of Cocoa Beach and directly south of Port Canaveral, with its own city government, its own ZIP code (32920, against Cocoa Beach's 32931), and its own vacation-rental ordinance. Cape Canaveral Space Force Station is a third thing again: a federal installation on the cape itself, north of both the city and the port, reached by SR 401.

What kinds of homes does Cape Canaveral have?

Condominiums carry most of the for-sale inventory, in two clear eras: the low- and mid-rise buildings that went up as the city grew after its 1963 incorporation, and a newer wave on the Banana River side. Houses, townhomes, and duplexes are a smaller pool, scattered through the Presidential Streets and the older interior blocks. On the Atlantic side, Canaveral Sands and Ocean Woods sit on Ridgewood Avenue behind the dune line and Villages of Seaport is oceanfront; on the river side, Puerto Del Rio faces the Banana River and the port.

What should I check before buying a condo in Cape Canaveral?

Read the building before you read the unit. Florida requires a milestone inspection on residential condo buildings three or more habitable stories tall at 30 years of age and every 10 years after, plus a Structural Integrity Reserve Study covering eight components. Ask for the milestone report, the reserve study, the current budget, and a year of board minutes, then confirm the FEMA flood zone for the exact address and get real wind and flood quotes. A funded building costs more up front and far less by surprise.

Can I rent out a Cape Canaveral condo short term?

Sometimes, and it takes more than one approval. The city regulates vacation rentals under City Code section 110-486, requires registration and a local Business Tax Receipt, and prohibits renting individual rooms apart from the whole unit. The state requires a DBPR transient lodging licence and Brevard County requires its own Business Tax Receipt. Your association can be stricter than all three, with minimum lease terms, rental caps, waiting periods, and tenant approval. City approval is never building approval, so confirm both before income drives the purchase.

Does Cape Canaveral flood?

It is a barrier island, so flood exposure is part of owning here. The City notes that the FEMA map issued January 29, 2021 increased the size of the Special Flood Hazard Area, and that it was the first Cape Canaveral map to carry a 500-year flood area, which covers most of the city. Cape Canaveral is a Community Rating System Class 8 community, so flood insurance premiums are reduced 10 percent for policyholders within the Special Flood Hazard Area. Zones are set per parcel, so pull the one for the exact address.

How is the commute from Cape Canaveral?

For anyone working at the port, the Space Force Station, or Kennedy Space Center, this is one of the shortest commutes on the Space Coast. SR A1A, called Astronaut Boulevard here, is the spine; SR 528 comes in from the west and ends at a trumpet interchange with A1A and SR 401, and SR 401 carries on past the cruise terminals to the station's south gate. Orlando is west via SR 528. The counterweight is that cruise and launch traffic uses the same two roads you use for groceries.
